What building washing covers
We wash exterior walls, entrances, canopies, awnings, columns, overhangs, and signage. Storefront glass and frames are rinsed so the whole entrance looks clean, and we finish with the sidewalk right outside your door.
- Dirt and exhaust film on walls and canopies
- Mildew and algae on shaded elevations
- Rust and hard water stains from runoff
- Spider webs and insect nests in corners and lights
- Bird droppings on ledges and signs
- Black streaks below windows and rooflines
Soft washing protects your facade
Many commercial facades, including EIFS, stucco, painted block, and metal panels, can be cracked, dented, or stripped by high-pressure washing. Water forced into EIFS seams can cause hidden damage behind the wall. For these materials we use soft washing, where a professionally mixed cleaning solution breaks down grime and organic growth, followed by a low-pressure rinse.
Brick and bare concrete can take more pressure when needed, but we still adjust carefully to avoid etching mortar or masonry. Every building gets a walkaround first so we can identify sensitive areas like lighting, signage, and HVAC units before we begin.
Benefits of professional building washing
Stronger brand image
A clean building tells customers and tenants you pay attention to details.
Higher tenant satisfaction
Property managers use regular washing to keep tenants happy and retain leases.
Prevents material damage
Removing growth and pollutants slows deterioration of paint, sealants, and facade systems.
Prep for painting or repairs
Clean walls are essential before repainting, caulking, or facade restoration work.
Keeping commercial buildings on schedule
Commercial buildings in Cincinnati and Columbus collect a distinct mix of grime: diesel exhaust near busy roads, pollen in spring, and green growth on north-facing walls through the humid summer months. Downtown and Over-the-Rhine storefronts deal with city soot, while suburban office parks often struggle with algae on shaded elevations near landscaping. Regular washing keeps all of these from becoming permanent stains.
We coordinate building washes around your schedule and your tenants. For retail centers, we often start after closing and work through the night so storefronts are ready by morning. For offices, we can clean on weekends or in phases by elevation. We protect landscaping, cover sensitive electrical fixtures, and keep pedestrian paths clear and safe. After the wash, we review the building with you and note any caulking, paint, or facade issues we noticed so you can plan repairs before they become expensive problems.
